The City of Auburn is the county seat of Placer County, northeast of Sacramento, California. Set in the foothills of the Sierra Nevada Mountains, Auburn started out as a Gold Rush town back in 1849. Today, Auburn is considered one of the best places to live in Northern California. Located at the crossroads of Interstate 80 and Highway 49, roughly 35 miles northeast of Downtown Sacramento and 90 minutes from Lake Tahoe , Auburn encompasses 7.5 square miles and has a population of approximately 14,000. -Auburn’s office submarket is one of the smallest in the Sacramento region at 2 million square feet but is also among the tightest. As of Q2 2019, Auburn’s office vacancy rate was 4.4% and has been below 6% since mid-2016. With limited available inventory or new office construction, demand for office space in Auburn, driven mostly by small and local occupiers and large corporate and government tenants, has helped dramatically drop this small submarket’s vacancy rate from 10% in 2014. Demand has been solid with 24,000 square feet of net absorption recorded in the last 12 months. Local government and medical tenants have made up much of recent office leasing activity in Auburn. This bodes well for the Sierra West Business Park as it is occupied by Auburn’s largest office tenant, Placer County, which regularly occupies space on long term leases and rarely relocates.
