The property is owned by a fully functioning church which has leasable space for a Pre-School. The space consists of a gymnasium (completed in 2010) with very high ceiling (c. 3500 sf), an older class room (c 465 sf) with a closet. Total leasable space is 3935 sf. The classroom is available for exclusive use Monday - Saturday. The Gymnasium is available Monday - Friday.
Extra Saturday use can be scheduled for a four hour span for $500, and an extra $100 for each additional hour. Parking may have more competition on Saturday, if the church has an event. Also available is a 1574 sf play ground between the Gym and classroom building. There are c. 44 car spaces in a fenced area with a security gate. The church will reserve 4 staff parking spaces M-F and may need more on Saturday. The remainder will be available for the Pre-School. There may be more spaces on the street on E & W side. The Church will exclusively use the sanctuary, fellowship hall, office wing and part of the classroom wing. Tenant will be responsible for any required licenses and/or use permits for its use. The tenant will be responsible for its own space cleaning, supplies, cable/TV/phone, and garbage service. The owner will pay for PGE, water, and taxes. The tenant may be required to have its own liability insurance with the Church added as an additional insured.
