EXECUTIVE SUMMARY

Durango, Colorado had “More restaurants per capita than even San Francisco.” Before Covid we had this distinction and bragging rights. This all changed when restaurants were shut down and people were afraid to gather. It subsequently caused many restaurants to close their doors and left a void in the choices of restaurants. The ones that struggled through are limited. Residents and tourists no longer have the vast and varied selections of restaurants that we once enjoyed. Popular local restaurants now insist on reservations and many others have a waiting list or lines of customers outside. Four years ago it would have been trite to say that we needed more restaurants, but now we really do. We, personally, don’t get excited about going out to eat again, since we have few favorites to choose from. Our economy’s on the rebound now, but we need more restaurants, especially when the tourists arrive. Our tourist season isn’t just the summer, but social events and sports activities bring them here throughout the year with Blue Grass Meltdown in the Spring; rafting, hiking and biking in the summer (and throughout the year); Cowboy Poetry Gathering in the Fall; skiing and Snowdown in the Winter and the Durango & Silverton Narrow Gauge Train that runs three seasons AND shopping and dining year round. Many locals have homes in the hot and humid part of the country and have second homes here to cool off or to enjoy winter sports. Our town seems to be busy any time of year. One of the restaurants that didn’t weather the storm was the Red Snapper, which had fine dining, specializing in seafood. It boasted a successful business for 35 years. This space, in the heart of downtown Durango, is now available for sale and is solely owned by us, Derrill and Nancy Macho. It occupies most of the first floor of a historic red brick building just off Main Avenue. The restaurants was thoroughly refurbished in the summer of 2020 after the tenant left, so it is in good condition. We purchased the accessories, so it would almost be a turn-key business, which seats 130+ guests. It was a popular bar at “SnappyHour Time” and so missed especially by the after-hour crowd. It has a separate, enclosed private room for dining, meetings, or game days for the local groups. This property, known as 144 East Ninth Street, Durango, Colorado, #1, is available now and priced less than its previous sale twelve years ago. It currently is not listed with a broker. You may contact us directly for more information and a tour. Derrill or Nancy Macho, machoranch@frontier.net; (970) 259-0609. Restaurant space is ~3,430 sq. ft. with a 1,490 sq. ft. fully finished basement for use and storage. It has a full kitchen; grill kitchen; bar with computerized mood lighting, TV and lounge; front office with private door to street and restaurant with computer, security set-up, phone and sound systems; colorful, modern, adjustable light fixtures; men’s and ladies’ multi-stalled bathrooms upstairs (also recently updated and has motion sensor lights for efficiency; an employee bath and locker room downstairs; safe; walk-in coolers upstairs and downstairs; salad bar island with plate cooler compartment; illuminated glass enclosed wine display; fully equipped kitchen with pots and pans and appliances and has a door to alley for deliveries with multi-code, changeable combination lock; impressive front entry with new blank awning (ready for your restaurant’s name); double doors with vestibule and bench, and double doors into restaurant leading to oak reception desk and coat rack; all the fixtures, tables, chairs, bar stools, dishes, a variety of glassware, silverware, quality cloth napkins and many more accessories to get you started; plus a vast collection of art and décor is included. This unit offers two assigned parking spaces in the paved and landscaped lot next door and courtesy parking for restaurant customers in lot after 6 p.m.
