With reference to SAGIS and an available plat of survey, the rectangular site along its eastern boundary fronts approximately 112 lineal feet along the westside of the southbound lane of Abercorn Street, has a southern boundary of approximately 99.41 lineal feet along the northside of East 35th Street Lane, a western boundary of approximately 112 lineal feet along the eastside of property vested in the ownership of others (111 East 35th Street) and a northern boundary of approximately 99.41 lineal feet along the southside of the eastbound lane of East 35th Street. It is estimated to comprise a finished floor area approximating 1,941 square feet (53%) and is demised internally as entry vestibule, lobby-waiting area, receptionist or administrative area, five private offices, two workrooms, conference room, breakroom, two utility closets and two, two-fixture, non-gender restrooms. Interior finishes are of new or like-new condition and generally include terrazzo and ceramic tile flooring, painted gypsum wallboard walls ceilings and lighting is generally provided by surface mounted LED type lights. Interior fenestration generally includes wood hollow core doors in wood frames. The entire premises is centrally heated and cooled.
