All products manufactured at 2600 Huntington — bleach, club-pack bleach, and Clorox wipes — are immediately transferred to 2500 Huntington for repackaging, palletization, and staging. Shared employees, continuous cross-campus goods flow, and 13 dock doors purpose-positioned to face the plant make the property fundamental to Clorox’s Fairfield operation. Relocating the warehouse function off-site would introduce material transportation, labor, and operational friction. In addition, since 2500 Huntington is a main distribution facility servicing the entire West Coast, other products not manufactured at 2600 Huntington are also shipped here for repackaging and distribution (including bleach and non-bleach club-pack items that are sold at Costco, Sam’s Club, etc.).

* Clorox has operated at the Fairfield campus since the plant’s 1985 inception and has continuously reinvested in its infrastructure and throughput capacity. A 2016 modernization initiative tripled the distribution throughput of 2500 Huntington Drive, and Clorox has publicly committed $580 million to enterprise-wide ERP modernization.
RAIL-SERVED, CONTINUOUS-RUN INDUSTRIAL OPERATION
* A dedicated, actively utilized Union Pacific rail spur serves the campus. Production lines run 24 hours per day, five days per week across three shifts. The rail line is critical for supplying raw materials and component parts to Clorox and supplying core finished product out to leading West Coast retailers including Costco, Home Depot, Target, and Safeway.
INVESTMENT GRADE TENANT ON TRUE NNN LEASE WITH LONG WALT AND 3% ANNUAL RENT ESCALATIONS
