Figure 8 is very excited to present 4757 Melrose Avenue. Formerly a Thai grocery store, we are in the process of converting the 6,200 SF building into 4,000 SF of creative office that will be Figure 8's new HQ, and 2,120 SF dedicated to Restaurant/Bar/Cafe & Creative Office use. For a restaurant concept ownership would cooperate with tenant in permitting a possible Type 20 Off-Site Beer & Wine license and a Restaurant/Bar with Type 47 Full Liquor CUP. For creative office delivery with finished restroom and hook ups for possible office kitchen build out. (Tenant to conduct due diligence to confirm permitting and use). Figure 8 will deliver the spaces as clean shells, with all of the utilities and hook-ups for the intended uses. The property is located in MELROSE HILL and in very close proximity to Paramount Studios and the new David Zwirner west coast flagship / contemporary art gallery opening on Western and Melrose along with other galleries that are planned to open on Western.
