Rent Types


The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. 1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.

2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.

3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.

4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.

5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.

6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.

7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

Rose Meza, Senior Vice President
Rose specializes in both Landlord and Tenant representation in the Dallas/Fort Worth market. On behalf of her clients, she is responsible for developing and executing leasing strategies to maximize each property’s full potential. Additionally, she helped retailers identify and secure optimal locations to reach customers and drive value for their organization. Ms. Meza has strong market knowledge, retail experience and a creative problem-solving approach that allows her to help her clients meet their overall asset and business objectives. With her experience in agency leasing and tenant representation, Ms. Meza has been able to develop and maintain strong retailer and broker relationships at the national, regional and local level.

Experience
Prior to joining Segovia Retail Group, Rose worked with Jones Lang LaSalle for over 4 years, where she was responsible for leasing a portfolio of over 30 retail centers and ground up developments throughout the DFW market. Ms. Meza worked for CBRE, Inc. as a Brokerage Coordinator/Analyst (Industrial and NNN Lease Group) in the Dallas market. She was responsible for in depth market research, due diligence, financial analysis and modeling of investments.

Education and Affiliations
Rose earned a bachelor of business administration degree in finance from Southern Methodist University in Dallas, Texas. She is an active member of the International Council of Shopping Centers (ICSC), The Real Estate Council (TREC), and the North Texas Association of Realtors and Real Estate Professionals (NTCAR). Ms. Meza/Rose holds a real estate license in the state of Texas.
Michael Kaplan, Vice President
Michael Kaplan joined SRS Real Estate Partners in 2024 as Vice President. Michael’s focus is net lease and multi-tenant investment sales as well as project leasing of retail centers. He works with the SRS Capital Markets team on the sale of unanchored strip centers and is also a as part of the DFW retail team with a focus on project leasing. Most recently with Venture Commercial, Michael also serves on the Board of Directors for the North Texas Commercial Association of Realtors (NTCAR).

Following a nearly 20-year career in the hospitality and restaurant industry, Michael made the transition full-time to commercial real estate in 2020. Beginning in Las Vegas at Logic Commercial Real Estate, Michael started in project leasing and expanded into investment sales, with a dual focus on both acquisitions as well as the disposition of retail and office products. Michael moved to Venture Commercial in 2022 after he and his wife relocated to Dallas.
Karla Smith, EVP, Senior Managing Principal
Karla Smith joined SRS in 2020 and is an executive vice president and senior managing principal in the Dallas/Ft. Worth office. She was appointed to SRS’ Board of Directors in 2021. She specializes in big box and national tenant representation throughout the states of Texas, Oklahoma, Louisiana, and Arkansas, and handles surplus disposition for various national retailers. For the past two years, Karla has been honored with D CEO's prestigious Dallas 500 recognition, celebrating her as one of the most significant and influential industry leaders in North Texas.

With more than 18 years of experience in retail real estate, Karla was previously with CBRE. She was a partner at UCR prior to its merger with CBRE in 2015 and has accumulated an impressive list of clients as well as accolades for her work in the industry. Karla currently manages new store site selection for many national and regional accounts such as Target, At Home, Macy’s, Pacific Dental Services, AT&T, Frost Bank, Grain & Berry, L.L.Bean and BJ's Wholesale Club. She also worked since 2014 on an extensive rollout strategy for North Texas with Sprouts Farmers Market, and expansions for Cabela’s, Lifetime Fitness, Pet Supplies Plus, Planet Fitness, Blockbuster, Fuddruckers, Core Power Yoga, CVS Pharmacy and Aaron's Rent to Own.

Karla is highly regarded in the industry, and her advice is sought after by many professionals. In 2025 Karla was a NTCAR Stemmons Service Award Finalist and was honored with the SRS Chairman’s Award. In 2024 she won D CEO Best Retail Lease of the Year and Dallas Business Journal Best Retail Lease. She was recognized twice by GlobeSt. as a Retail Influencer and a Woman of Influence and was included in D Magazine’s October 2023 issue of Women Leaders in Commercial Real Estate. She is a contributor in two inspirational industry books offering tips to professionals interested in entering the CRE industry, “Winning Ways in Commercial Real Estate” and “Blaze Your Own Trail,” and is an often-quoted resource for publications such as D CEO and the Dallas Business Journal. Locally, Karla is a sales leader at SRS, leading the Dallas Ft. Worth office and frequently in the Top 10 of tenant reps throughout SRS’ 29 offices. She has been selected as a Power Broker by Real Estate Forum and chosen as one of D CEO’s Best Commercial Real Estate Brokers numerous times. Her lease for Target in Preston Center in Dallas, a particularly complex location with unique issues, won D CEO’s 2018 Best Retail Deal for Dallas, and she was regularly recognized as a top broker by CBRE and UCR during her tenure.

Karla is a graduate of the University of Texas at Dallas and is involved with many industry organizations. She has served as an ICSC Texas Programs Committee Chair, the Retail Committee Chair, and on the executive board for NTCAR. She is an advocate for the next generation in CRE and dedicates time and energy to mentoring and supporting upcoming sales professionals in real estate. She leads SRS’ SOAR program, a companywide community for women in brokerage focused on support, opportunity, advancement, and relationships and is also a co-founding member of Deals in Heels, a local networking group of professional women in retail real estate that educates and encourages the growth of women in the industry. In her free time, she enjoys spending time at the lake with family and friends and giving back to the community through organizations such as Arise Africa, the Salvation Army, Our Friends Place, and New Friends New Life, an organization dedicated to fighting exploitation and human trafficking.
