Assessors roll shows 4,695 square feet but it was typical in the era when this building was constructed to list the net versus dripline area on the building permits filed with the City of Carlsbad. The actual dripline area is probably different from either of these stated areas and the Buyer shall verify the building dimensions and building area to its satisfaction prior to purchase. All the buildings in the Landing Business Park were built by Bircher Pacific of Irvine California with concrete tilt-up panels and a wood roof system supported by glue lam beams and metal posts.
