Utah is one of the strongest markets in the country both in terms of real estate and employment and this Walgreens location is at the intersection of two of the states most heavily traveled streets with approximately 50,000 vehicles per day passing by. There are several contributing factors to the traffic: The 800 North/Hwy 52 exit of the 15 Freeway is down the street from the Walgreens and just about everyone traveling from the north and south of the area passes by the intersection when traveling to Park City and the Sundance resort. Additionally, the property is on State Street/Hwy 89, which is the major street that runs from Salt Lake City in the north to the farthest reaches of the metropolitan area in the south. Furthermore, 800 North/Hwy 52 is one of the main traffic arteries used to reach the BYU campus in nearby Provo, UT. All around the area tech companies have been building buildings and taking space, which has turned the area into what is being called Silicon Slopes. Some of these companies include SanDisk and Intel/Micron Technology joint venture IM Flash Technologies, video game software development company EA Sports, e-commerce company eBay, and data analysis software firm Adobe Systems. In addition, the Timpanogos Regional Hospital is less than one mile away. Walgreens does very well here with total sales calculated in the $10 million to $12 million range. As mentioned above, sales are likely to increase with the transfer of prescriptions to this store from the former Rite Aid/Walgreens closing up the street.
