DESCRIPTION
THE ADELANTO MARIJUANA CULTIVATION COMPOUND is a 7.2 acre site that is subdivided into six separate and distinct 1.2 acre lots with each lot having been approved by the City of Adelanto for development of a marijuana cultivation/extraction facility (greenhouse or warehouse) pursuant to City of Adelanto development plan 16-09 and 1620, Tentative Map 19782, and Conditional Use Permit 16-15 and 16-3. (See Site Plan in the Attachment Section of this listing). AFTER OBTAINING ENTITLEMENTS AND SUBDIVIDING the Property, Seller made the following Infrastructure Improvements to the OverallProperty:(a) All grading for interior streets, parking, surface, curbs, gutters, sidewalks, sanitary sewer, storm drain, water lines, and street lights within the subdivision have been completed in accordance with the Final Precise Grading Plan; (b) The telephone, electrical, natural gas, and any other utilities within the common utility trenches have been installed in accordance with the Final Precise Grading Plan and are operational; (c) All off-site improvements necessary to provide access to and serve the development of the subdivision have been completed in accordance with the Final Precise Grading Plan and are operational. (d) All parcels have been graded and compacted in compliance with City of Adelanto standards applicable to lots intended for improvements with a slab-ready foundation. Compaction and other completed parcel soils conditions were prepared and compacted in accordance with the applicable recommendations of the soils engineer and the requirements of the Final Precise Grading Plan. (e) All other improvements required by the City of Adelanto to issue a building permit for each parcel, have been completed in accordance with all plans and specifications as approved by the City of Adelanto including the Final Precise Grading Plan such that the owner of a parcel, including Parcel 2, may obtain a building permit for his or her parcel and, upon completion of the construction of the building in accordance with the building permit, obtain a certificate of occupancy from the City of Adelanto for that particular building. AFETR COMPLETING THE INFRASTRUCTURE IMPROVEMENTS for the Overall Property, Seller established certain easements, covenants, restrictions, liens and charges regarding the Property by recording a Declaration of Covenants, Conditions and Restrictions effecting the Property (collectively, the “Restrictions”). Under the Restrictions, the streets, parking places, security fence, security gate and security cameras are to be common shared and maintained by the lot owner/operators in accordance with the Restrictions . A copy of the Recorded Restrictions are attached in the Documents section of this listing. THREE LOTS HAVE BEEN SOLD. The remaining three lots are for sale at a price of $2,000,000 per lot (Parcels 3, 4 and 5). The Seller will consider financing a portion of the sale price based on the needs of the Buyer. In addition, the Seller will consider a short term, medium term, and long term ground lease of a lot subject to the needs of the lessee. The Seller will consider a build to suit.
