It is located in the Columbia Heights neighborhood of Longview, adjacent to Park Hill, a community of over 100 homes originally developed in the 1960s. Homes in Park Hill have been built on a hillside and ridgetop, with some lots having territorial and Cowlitz River views. Recent sales of Park Hill homes have ranged from $375,000 to $600,000. The property was part of the original Park Hill Development Plan, but has not been platted, providing a new owner with options to maximize the number of homesites based on topography and access. R-1 zoning could allow a Planned Unit Development with attached townhomes on a portion of the property.
