Making Your Next Office Investment: What to Consider

Have a strong business plan first.

Strategy and business clarity should always come first. As capital investments grow broader and more global in scope, it's still critical to not only have a thesis for the asset and its value-creation opportunities, but also to think critically about potential risks and how changes in the market could impact the asset in the long run.

Amenities are everything

Location will always matter, but today's office leasing activity is also highly driven by the experience that the building provides, which often comes down to the amenities. Based on a recent conversation with the head of leasing for a large private capital manager, Tim identified conference-based spaces and wellness amenities as two of the top amenities impacting leasing decisions today.

Resiliency and sustainability are the future.

Resiliency and sustainability are not just "nice to have" features. Today, resiliency can have a significant impact on insurance costs, and energy-efficiency features can drive long-term value creation. As a result, these should have a more prominent place in the underwriting and due diligence process going forward, rather than being a secondary concern to consider after the investment has been made.

Think about flexibility and adaptability—before it's time to adapt.

Workplace patterns are shifting drastically, and with that comes a change in tenant behaviors and demand. Office properties with rigid or outdated design can make it difficult to facilitate conversion down the line. Don't just focus on how the investment will work today; also consider how you see it being utilized in five, 10, or 15 years.
