Finding Your Business's Next Office Space: A Checklist
Think long-term.
Finding your business's next location is an incredibly strategic process, and it's one that shouldn't be rushed. While each market is different, Glass typically enters the market 2 years out from lease expiration. Before you start your search, make sure you've undergone a workplace strategy process to identify your core needs and drivers, while accounting for potential changes in the future. Then, make sure you have adequate time for a long-term transaction with time for design and construction after the lease has been signed.
Make employee experience a priority.
The Monday-Friday, 9 to 5 office experience is no longer the default. Think critically about how you can create a workspace and employee experience that is distinct from working from home. Your space should be designed with intent and purpose, with resources that are designed to help people who come in to work effectively.
Choose your location strategically.
Long commutes have been one of the greatest barriers to entry in bringing employees back to the office. A successful office is one that is as easy as possible to reach. As you evaluate potential new locations for your business, consider: where are your employees coming from? Where are your clients coming from? Is it important to be close to clients and other partners? Where can you recruit new talent? Are you hosting any community events? Can you be reached with mass transit?
Tailor your growth metrics to your company's needs.
Before diving too deep into the data market intel and market comps, identify what your business wants to solve for with this new location, and identify what your optimal space would look like. Your industry, your business size, and your long-term goals will all inform how you choose a space that will drive success for your business.
