1,700 SF at street level with a 900 SF basement below — 2,600 SF total, structured so that storage, prep, inventory, and back-of-house all live downstairs and the entire ground floor stays productive. For a retail or food operator, that’s the difference between a floor plan that works and one that’s constantly fighting itself. Full glass display frontage gives the space real presence on Atlantic Avenue, with the visibility and natural light that a solid-facade unit can’t offer. Central air is already installed — one of the larger line items in any build-out, handled before you sign. Delivered as a clean white box with no prior tenant’s layout to work around. Configure the floor to your concept rather than inheriting someone else’s. EXPANSION OPTION A separate 500 SF retail space is available immediately next door. Take it alongside this unit for additional footprint, use it as a satellite or complementary concept, or leave it — but it’s worth knowing that room to grow already exists at the same address, which is rarely true on a corridor like this. SPECIFICATIONS • Ground floor: 1,700 SF • Basement: 900 SF • Total: 2,600 SF • Condition: white box, delivered vacant • HVAC: central air installed • Frontage: full glass display • Adjacent availability: 500 SF retail next door • Availability: immediate • Rent: IDEAL USES • Café, coffee shop + bakery • Restaurant, counter service + prepared foods • Specialty grocer + market • Wine, beer + bottle shop • Juice, smoothie + specialty beverage • Boutique apparel, footwear + vintage • Home goods, furniture + design showroom • Plant shop + florist • Skincare, cosmetics + beauty retail • Salon, barbershop + blowout bar • Nail, lash + brow studio • Med spa, wellness + recovery • Boutique fitness, pilates + yoga • Physical therapy, chiropractic + acupuncture • Dental, medical + specialty practice • Pet supply + grooming • Optical + eyewear • Bike shop + specialty retail • Gallery, showroom + brand flagship • Daycare, tutoring + enrichment • Professional office with street presence • First brick-and-mortar location for an established online brand WHY THIS CORRIDOR Atlantic Avenue between Prospect Heights and Clinton Hill has become one of Brooklyn’s strongest independent retail stretches. The trade area draws from two of the borough’s highest-income residential neighborhoods, and the tenant mix skews toward owner-operated food, wellness, and boutique concepts rather than national chains — which is precisely why customers seek it out. A well-run independent business performs here in a way it wouldn’t on a mall-anchored corridor. Transit is strong, with the C at Clinton–Washington, the G at Classon, and the Atlantic Avenue–Barclays Center hub a short ride west. ALSO AVAILABLE If this one isn’t the fit, it’s still worth a conversation. We have comparable spaces available both larger and smaller, across Brooklyn, Queens, Manhattan, and the Bronx. Send over your square footage, budget, and timing and I’ll come back with what matches — or reach out the moment the right space opens up. AVAILABILITY Available immediately, delivered vacant. Floor plan, frontage dimensions, ceiling heights, basement access details, and terms on the adjacent 500 SF unit available on request. Contact to schedule a walkthrough — showings available this week.

Rent Types

The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.

1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.

2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.

3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.

4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.

5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.

6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.

7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.
