100 Montgomery is one of San Francisco's original skyscrapers and set the standard of quality for all succeeding high-rise office buildings. The signature component of this $30 million renovation is new lobby which aggrandizes the already prominent corner of Montgomery and Sutter Streets. It’s dramatic elliptical wall of structural glass defines its modern existence. In addition, a new state-of-the art crystallized glass panel façade system (the first of its kind on the west coast) adorns the building’s skin along with refurbished exterior aluminum decorative panels and stainless steel window mullions. Additionally, the original lobby on Montgomery Street was refurbished. Building amenities include: Deli/carry-out restaurant, Overnight courier drop box, High-speed telecom, Concierge, Recently Refurbished Conference Center with state-of-the-art technology, Copy services, Sundry shop, Fiber optics, Catering, a 16th floor Roof Deck, On-site Gym, and secure bike storage. The 24 hour manned security console monitors all traffic in the building, including retail and tenant traffic and access to both low-rise and high-rise elevator banks. The building also utilizes a keycard entry system for after-hours access. Building hours are 6am - 6pm, Mon - Fri. Ten traction elevators serve the low-rise and high-rise towers, including one freight elevator. There is a sidewalk hydraulic elevator for large deliveries, scheduled in advance. The HVAC system consists of a constant volume system, served by air handling units with chilled water fan coils. There are two environmentally compliant Carrier chillers and two cooling towers. Steam is supplied to perimeter induction units for heating and hot water is used to heat interior zones. Tenant windows on floors 3-25 are operable. Situated one block north of Market Street and adjacent to the Montgomery BART station, the property is easily accessed by all major forms of transportation in the Financial District. Although the building does not have parking on site, there are several parking garages in close proximity.
