Originally built in 1922 as a lodge for the Independent Order of Oddfellows, the configuration of retail space at street level with 2nd floor lodge rooms was typical of I.O.O.F. lodges of the era. The ground floor of this building went through a $1M restaurant build-out in 2006. Layout lends itself to be up to be divided into as many as 3 separate spaces. High ceilings and other features could make this a great brew pub.
Second floor has been used as a wedding/event venue since 1997, but would also make opulent offices for law offices, design firm, etc.
Priority will be given to whole-building or whole-floor users. Expenses will vary depending, in large part, on tenant needs. A whole-building user's triple-net expenses would include little - if any - common area maintenance expenses. Rents will vary as well, depending on whether or not tenant(s) desire an elevator and/or the proposed lobby is added. Owner reserves the right to modify the size of the Fireplace Room when implementing proposed basement improvements (see plans).
Principals preferred. Commissions will be considered on a case-by-case basis.
