PARK OVERVIEW
Last Mile Park Madrid is a logistics project carried out in Vicálvaro in order to meet the demand for surface area and large distribution and transport logistics operators. The space consists of four independent buildings, with flexible warehouse spaces ranging from 4,154 m2 and a gross leasable area of 94,238 m2. The project focuses on a more sustainable and efficient capillary distribution for the city of Madrid, with a prime location and excellent access from the M-45 (exit Coslada/El Cañaveral), the National Highway A-3, M-40 (Exits 10.12 and 13) and R-3. A privileged and unique enclave surrounded by top companies, facing the M-45, bordering the district of Moratalaz to the west and San Blas to the north (both connected by the M-40), to the south by the Puente de Vallecas district by the A-3 and to the east by San Fernando de Henares and Coslada. Last Mile Park Madrid has a plot area of 126,177 m2 (50 x 200 meters) and a constructed area of 93,540.30 m2. Each building has 4 or 8 storage modules. Each module includes an office block (ground floor +2) and a mezzanine with the possibility of expanding the warehouse or office space. • Technical characteristics: Free height under deck of 13.70 meters in warehouse and 11 meters in storage area. Manoeuvring beaches 32 meters deep in reinforced concrete with metallic fibers; circulation roads for light vehicles and parking area. Prefabricated concrete structure and enclosures with white finish. Light DECK type roof with roof lights and exutorium that naturally illuminate 4% of the warehouse deck. Concrete screed without joints and reinforced with metal fibers with capacity for loads of 5T/m² and 6,5T in shelf foot. Plane planimetry level with FF35 and FL25 values. Loading docks with leveling platforms of 2000x2400mm (width x length) and 400mm folding lip with 9T static load capacity and 6T dynamic load. Each module has between 2 and 4 truck and trailer docks and docks with capacity for 4 and 6 vans. Finished with stoneware flooring for the offices, with divisions in laminated plaster and finished in white paint and tiled in wet rooms. Armstrong stretch ceilings. Double glazing and aluminum joinery with thermal break. • Facilities LED lighting and power control by presence detection. Photovoltaic system dimensioned according to CTE for self-consumption and surplus. Air conditioning in offices according to RITE and ASHRAE regulations, using VRV heat pump and false ceiling cassettes. Leed Silver. Fire Protection Installation for Type B and Medium Risk 5 configuration (in accordance with UNE-EN 12845 compliance). Undercover sprinkler net (NFPA 13 compliant). Improved temperature control and smoke evacuation system with respect to UNE-EN 23585 regulations. Ventilation control by manual opening of exutories. Interior air renewal using extractors and heat recovery units (CTE compliant). Production of domestic hot water using DHW solar panels.
