There's a version of Miami's culinary story that doesn't get told enough. Everyone knows the Design District. The luxury flagships, the Michelin stars, the expense-account dinners. What's happening one corridor west on NW 2nd Avenue is something different, and arguably more interesting. This is where the next chapter is being written. 4401–4433 NW 2nd Avenue was purpose-built for a serious restaurant operator. The construction reflects that intention at every level, a wood-fired oven and open-view kitchen, floor-to-ceiling wine wall, olive trees anchoring the interior, exposed brick and corten steel throughout, and custom pendant lighting that signals this is not a spec build. It was designed with a guest experience in mind before a single tenant signed on. The outdoor environment is what sets it apart. Living vines draped across a steel-cable trellis create a signature overhead canopy — the kind of architectural feature that ends up in every Instagram post and reservation screenshot. With 7,411 SF of open space and 3,300 SF of green space, the property offers the rare outdoor capacity that Miami diners seek and operators can rarely find.

Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

About the Property
Welcome to one of Miami's most architecturally distinctive restaurant opportunities: a fully conceived, design-forward space one corridor west of the Miami Design District West, steps from the city's premier luxury retail and fine-dining destination. The owner will deliver a fully built-out restaurant to the right operator. With 7,411 SF of open space, 3,300 SF of green space, and 3,090 SF of lot coverage, the footprint offers rare outdoor capacity, a genuine competitive advantage in a market where al fresco dining drives foot traffic, repeat visits, and social reach. The design is the differentiator. Living vines draped across a steel-cable trellis overhead create an unmistakable arrival experience. Inside: a wood-fired oven and open-view kitchen, floor-to-ceiling wine wall, olive trees as interior focal points, custom pendant lighting throughout, and exposed brick and corten steel finishes combining a cohesive aesthetic rarely found in a delivered space. The location is accelerating. NW 2nd Avenue sits one block west of the Design District corridor, home to Cartier, Hermès, Louis Vuitton, and Dior, and neighbors Michelin-starred destinations including L'Atelier de Joël Robuchon and Le Jardinier. Now, Food Network Chef Robyn Almodovar is bringing her concept directly across the street, further cementing NW 2nd Avenue as Miami's emerging culinary mecca. The momentum is here. The infrastructure is in place. The right operator captures it first. An operator with a signature concept and the vision to match the space. That's what this opportunity is built for.
